El Castillo is a 2,000-hectare farmland property we have been operating since 2017 in the department of Salto in northwest Uruguay on the Argentinean border. It is conveniently located next to National Road 3, only 15 km from the charming border-town Belén, 50km from Salto, the second-largest city of Uruguay, and its thermal resorts, and 100 km from Brazil. The property is easily accessed from Montevideo in five hours by car and in one hour by plane.

El Castillo boasts 300 hectares of improved pastures we have planted over time and various cattle management facilities, making it particularly suitable for cattle rearing. It currently operates under a full lease model with 1,407 hectares of grasslands and pastures rented out to an independent cattle operator and 346 hectares of planted eucalyptus areas rented to a subsidiary of Finish paper & pulp company Botnia, generating passive income for our investors.

The property includes two houses, a main house with two bedrooms, three bathrooms, a kitchen, and a living area, and a staff house with four bedrooms, two bathrooms, and a kitchen. It also has two barns, 57 km of well-maintained fences, 3 km of internal roads, a water deposit (Australian tank), a ground well, water troughs, and cattle facilities that include a set of chutes, pen, and cattle dock and three corrals. El Castillo is also connected to the power grid.

The property’s current owners, a group of family offices and high net worth individuals have systematically reinvested all cash flow generated by operations to improve the farm without distributing dividends.

El Castillo presents a compelling opportunity to progressively build a sustainable cattle operation focusing on fattening calves using proven regenerative cattle grazing techniques to increase yield and long-term property value.
